How it works
How FlipSmrt analyzes a property
FlipSmrt turns one address into a go or no-go verdict in under 5 minutes. Here is what happens at each step and what you get at the end.
The five steps
- 01
Enter an address or Zillow link
Type any US address or paste a Zillow URL. That is all you need to start. FlipSmrt loads the property details from there.
- 02
FlipSmrt pulls comparable sales
It finds real MLS sold comps within 0.5 miles of the property. Each comp is adjusted for differences from the home you are analyzing. The adjusted comps set the after repair value (ARV).
- 03
It prices the renovation
FlipSmrt builds a line-item renovation estimate grouped by trade. Every line is priced for the property's county, so the costs reflect the local market. You can also view AI before and after renders of the renovated home in 5 styles.
- 04
It runs the deal math
With the ARV and renovation cost in place, FlipSmrt calculates the maximum allowable offer (MAO) and the return on investment (ROI). MAO is the most you can pay and still hit your target profit.
- 05
You get a verdict in plain English
The report ends with a go or no-go verdict on the deal, written in plain English. The comps, costs and numbers behind it sit on the same screen.
