How does FlipSmrt calculate ARV?
FlipSmrt starts with real MLS sold comps within 0.5 miles of the property. Each comp is adjusted for differences from the home you are analyzing. The adjusted comps set the after repair value (ARV), and the report lists every comp it used.
Where do the renovation costs come from?
FlipSmrt builds a line-item renovation estimate grouped by trade. Each line is priced for the county the property is in, so the costs reflect the local market. You see what every item costs, not just one total.
What is MAO and how is it calculated?
MAO stands for maximum allowable offer. It is the most you can pay for a property and still hit your target profit. FlipSmrt starts from the ARV and subtracts your target profit, the renovation cost, buying and selling costs, and holding costs.
